TIFFIN, OHIO – Aug. 2, 2021 – Tiffin-Seneca Economic Partnership (TSEP) has announced plans for a speculative or “spec” industrial building on a 12-acre site on Maule Road in the Eagle Rock Business Park. A purchase agreement between the City of Tiffin and Development Solutions LLC has been drawn up, and sale is contingent upon approval by Tiffin City Council.

Private investors will be building the structure, which is to be 50,000 square feet, will be expandable to 200,000, and will include office space. The shell for the building should begin construction before the end of 2021. The development of spec buildings is part of the City of Tiffin’s and Seneca County’s Multi-Jurisdictional Comprehensive Plan approved last year.

Tiffin Mayor Aaron Montz commented: “This strategic project will position Tiffin for new opportunities to grow our manufacturing base and bring good, high-paying jobs to our area. I am proud of the work we have done to bring this project to fruition and thank the investors who made this possible.”

TSEP Economic Development Committee Chair Dana Bennett said, “TSEP staff and our committee have been working for months to get to this point, and I am excited we can announce this project for our community. We feel strongly that this will position Tiffin and Seneca County to attract new industry, investment and jobs to our community.”

Previous spec building projects in Seneca County facilitated by TSEP, formerly the Seneca Industrial and Economic Development Corp., include TH Plastics, which was constructed by a private investor in 2018, and the buildings that house MBDS at Eagle Rock Business Park and QT2 and Sonoco at Northstar Industrial Park.
