Stout Development Announces Expansion of Speculative Building

Plans to invest additional $4+ million at Eagle Rock Industrial Park

Tiffin, [March 7, 2024] — Stout Development is pleased to announce the planned expansion of their current speculative building at Eagle Rock Industrial Park. The expansion project aims to add an additional 50,000 square feet of speculative space, with the potential to further extend a standalone build-to-suit building of up to 175,000 square feet on the adjacent lot (8.7-acre site).

Currently, a portion of the 20,000 square feet of the existing 50,000 SF building is occupied by Aldridge Electric, leaving approximately 80,000 square feet available for manufacturing and/or warehousing purposes. The expansion is expected to cost more than $4 million and is anticipated to be completed within ten months.

Originally part of Eagle Rock Industrial Park, the site was developed with an initial 50,000 square feet of speculative space by Development Solutions LLC and constructed by Clouse Construction of New Riegel. The new expansion is expected to enhance Tiffin's competitiveness in attracting new manufacturing and warehousing to the area.

Rob Guarnaccio, President of Stout Development, expressed his enthusiasm for the expansion, stating, "We are excited about the growth opportunities this expansion brings to the Eagle Rock Industrial Park. This additional space will allow us to cater to the needs of potential manufacturing and warehousing needs, contributing to the economic development of Tiffin. We currently have control of the adjacent lot #2, approximately 8.7 acres, for a future build to suit facility.”

Tiffin Mayor Lee Wilkinson also commented on the expansion, saying, "This expansion could be a pivotal endeavor aimed at attracting new manufacturing ventures and bolstering the economic vitality of Tiffin, and it underscores the commitment we have to planning for growth and prosperity."

Previous spec building projects have been highly successful in Tiffin, bringing businesses such as TH Plastics, MBDS, Quick Tab II, and Sonoco Products to the community’s two industrial parks. Stout Development Services continues to work with the Tiffin-Seneca Economic Partnership on additional projects in the greater Tiffin area which will be key to fostering additional manufacturing and warehousing growth in the region.
