Circle K plans to build $4.1 million facility in Tiffin

TIFFIN, OHIO – June 15, 2020 – Circle K announced today it has closed on the purchase of property on West Market Street in Tiffin for a new full-service gas station and convenience store. The overall project is a $4,112,000 investment in the community.

Circle K Stores, Inc. is an international chain of convenience stores, owned by the Canadian multinational Alimentation Couche-Tard since 2003. As of February 2020, Circle K has 9,799 stores in North America (primarily in the United States and Canada), and more than 5,000 additional stores worldwide.

Circle K strives to be a good corporate citizen by improving the quality of life in the communities it serves, with charitable support targeted at youth-at-risk and health. Additionally, Circle K has been a sponsor of the Children’s Miracle Network and March of Dimes since 1995, both supporting and improving health care for millions of young people. Four-county group collaborates on workforce challenges

June 24, 2019 — Economic development and workforce development organizations in Huron, Ottawa, Sandusky and Seneca Counties are partnering together under the 4CG initiative. 4CG represents the 4 County Group 4 Collaborative Growth.  The group began working together six years ago to collectively address the region’s workforce challenges.

Initially, 4CG focused its efforts on Manufacturing Month (October) with manufacturing bus tours for educators, speaker events, and manufacturing/career showcases.  These showcase events provide the opportunity for 9th grade students and school leaders to experience today’s work environment and skill sets through interactive stations designed by local manufacturers, businesses, and skilled trade organizations. 

Recently, Huron, Sandusky and Seneca Counties came together to support Ottawa County in the development of a Rapid Response Plan to address the potential closure of the Davis-Besse Nuclear Power Plant. Out of this plan, the counties will begin a comprehensive workforce analysis, with wage and benefit information and strategic priorities developed to assist potential impacted employees and local employers within this labor shed. 

This analysis and plan project has received support from the Area 7 Workforce Development Board and the Ohio Department of Job & Family Services.  Phase I of the project (the workforce analysis and wage and benefit survey) is fully funded and was awarded to consulting firm, Poggemeyer Design Group with subcontracted services through Bowling Green State University Center for Regional Development.    4CG’s consultant, Poggemeyer, will provide assistance in obtaining funding for Phase II of the project implementation, thereby minimizing the need for financial assistance from the economic development organizations, counties, communities, and businesses.

David Zak steps down as SIEDC President & CEO

TIFFIN, OHIO – August 24, 2015 – The Seneca Industrial and Economic Development Corp. (SIEDC) announced today that its President & CEO David Zak is resigning from the public-private partnership effective September 11, 2015 to join Tiffin University as its new Vice President for University Advancement and Economic Development (UAED).

Zak will start in his new role on September 14, and the search for a new leader for SIEDC will begin within the next week or two.

Heidelberg University President and SIEDC Chair Rob Huntington praised David for his accomplishments and wished him well: “It is remarkable what David has accomplished at SIEDC in only 20 months. I admire his economic development expertise, strong communication skills, and community leadership savvy. We will surely miss him at the helm. At the same time, I’m confident that we won’t lose any steam. In addition, David will intensify Tiffin University’s involvement in local economic, community, and downtown development, and Heidelberg will also have another strong ally at Tiffin University, which can’t but strengthen the universities’ relationship.”

Zak was quick to praise his team, the board, and members of his organization for the community’s recent economic resurgence. “I feel my biggest contribution was to help develop one of the strongest economic, downtown, and community development teams in the country. Karen, Amy, Katie, and Bryce are amazing individuals, and I will truly miss working with them on a daily basis. Add to that an incredibly committed board of trustees, committees, and volunteers, and it’s no wonder so much has gotten done.

I am also incredibly proud of the increased commitment and ongoing support for this organization public officials and private business members have made. They are responsible for the success we’ve been seeing. People here care deeply about the future and are willing to invest and sacrifice to make it better. It’s one of the things that make Tiffin and Seneca County great.”

Tiffin Mayor Aaron Montz was surprised by the news but enthusiastic about the future. “During my time as Mayor, David and SIEDC have been an ideal partner, helping to supercharge downtown, retail, and industrial development. Tiffin is on the move, and more than 1,000 new jobs and $100 million over the last three years is the result. We’re the strongest we’ve ever been financially and the future is as bright as ever. I don’t believe we’re losing David; I believe we’re gaining an incredible partner who is going to help take Tiffin University to a whole new level – and our community will benefit immensely from that. Full speed ahead.”

Zak intends to represent Tiffin University and be active on SIEDC’s and other local boards engaged in economic development, ensure the transition is smooth, and promises to work as part of SIEDC’s board to recruit the best economic development talent out there to take his place. “Tiffin University and I will also strengthen our support for SIEDC, and I will do everything in my power to ensure the momentum continues,” Zak added.

Seneca County Commissioner and SIEDC Executive Committee member Fred Zoeller also praised Zak’s broad-based approach. “Zak built bridges and strengthened relationships not only in Tiffin, but also with Fostoria and businesses throughout the entire county. His efforts and the efforts of SIEDC have made Seneca County a stronger and better place. I’m glad he’s staying here, and I also look forward to recruiting a new leader.”

Zak will be heading up Tiffin University’s Office of University Advancement and Economic Development (UAED), which expands the development office to include not only the traditional functions of institutional advancement, public relations, alumni relations, government relations, and marketing with leadership in local, regional and national economic development. One new area for the university will be the creation of national centers of excellence in technology and entrepreneurship that will help spur research, company formation, capital attraction, and job creation.

Taiho moving forward with $8M expansion in Tiffin

TIFFIN, OHIO – August 17, 2015 – Following approval of a local job creation tax credit by Tiffin City Council this evening, the Taiho Corporation of America is announcing its decision to move forward with an $8 million, 50-job expansion at its North American headquarters and manufacturing operation in Tiffin. The project is expected to be completed three years and brings the company’s total investment to more than $21 million since 2012.

The Japanese automotive supplier currently employs 180 and manufactures more than 120 million parts a year at its Tiffin location, including engine bearings, bushings, and other specialty bearings – parts that go into such popular models as the Toyota Camry, Chevy Malibu, Cadillac CTS, and Honda Accord. The new project will allow Taiho to supply polymer-coated bearings and produce a completely new vacuum pump product line.

“Any Taiho facility worldwide could have supported this expansion; we are very pleased that the Tiffin location was chosen for both projects,” Taiho President and COO Nick Isogai said. The Ohio location was competing with other Taiho locations in Japan, Thailand, and Tennessee for the project.

The five-year, fifty percent municipal income tax credit — also known as the New Jobs Program — approved today is expected to be worth up to $37,000 over the term. In addition, the company’s existing Ohio Job Creation Tax Credit from its $13 million expansion in 2012 will capture the new activity and provide additional benefit to the company.

“Tiffin’s economy is surging. The resources available for projects like this are one of many reasons why Tiffin’s industries are expanding, and I am happy that Taiho was able to qualify for the credit,” Tiffin Mayor Aaron Montz said. Seneca County Commissioner Holly Stacy was also thrilled at the news, “We’re excited about the number of Seneca County residents that are Taiho employees, and that the number will be growing.”

Financial support for the project was also provided by JobsOhio and the Toledo-based Regional Growth Partnership in the form of a $35,000 state Economic Development Grant. Dean Monske, President & CEO of the Regional Growth Partnership, was pleased with the announcement. “Tiffin and Seneca County continue to be a strong economic development engine in northwest Ohio, and we were happy to support the project.”

SIEDC honors local businesses, announces new projects

Awards presented and $350,000 in projects announced at Annual Meeting

TIFFIN, OHIO – April 28, 2015 – The Seneca Industrial and Economic Development Corporation (SIEDC) held its 2015 Annual Meeting Tuesday night at Camden Falls. The event was attended by more than 275 people and included a review of 2014, project announcements, a keynote speaker and award presentations.

SIEDC President and CEO David Zak presented a review of 2014. “You could and can positively feel the excitement and momentum in Tiffin continuing to build. More than $75 million invested in new and expanding businesses, and 2600 jobs created and retained, absolutely amazing statistics,” Zak said.

In 2014, investment in manufacturing exceeded $40 million and created or retained more than 1,000 jobs, health projects accounted for $16 million in investment and 650 jobs, and education saw $10 million in investment on top of the $50 million invested in the last decade. Retail had the highest number of projects in 2014 with more than 20 new projects, not including down Tiffin. The Façade Enhancement Grant program accounted for $200,000 of investment in 15 downtown projects.

Zak announced two new projects representing $350,000 in investment. The Laird Arcade will move forward with a $300,000 improvement project, half of which will come from the Community Development Block Grant. The project will repair and upgrade the roof, electrical and HVAC systems. Additionally, SIEDC will select and pursue a state-funded $50,000 beautification project in the industrial corridor on Wall Street.

Also announced were the speakers for the Downtown Summit on May 6, and a new email newsletter. Speakers for the summit will be downtown transportation experts Tedd Hardesty and Brad Strader, national downtown authority and author of Tiffin’s strategic plan Craig Gossman, town-gown guru Terry Foegler, and community development expert Lisa Patt-McDaniel. Additionally, the first issue of Incentive INSIGHT, a monthly newsletter updating businesses on government programs, sharing success stories, and profiling local resource contacts, will go out on May 1.

Keynote speaker Glenn Richardson, Managing Director for Advanced Manufacturing and Aerospace for JobsOhio, provided insight into JobsOhio and manufacturing in Ohio and, specifically, northwest Ohio.

Downtown Summit speakers, additional topic announced

With the Downtown Summit  a little over a week away, we’d like to give an update on what to expect and some background on our expert speakers.

Lisa Patt-McDanielWe are excited to announce that a fourth topic, housing, has been added to the agenda. Lisa Patt-McDaniel will apply her experience in housing and development to downtown Tiffin. Lisa joined Ohio Capital Corporation for Housing (OCCH) in 2011 as Director of Community Development. She is responsible for developing relationships and services related to community development, including working with cities and in rural areas around housing issues such as vacant housing, leveraging local community development resources, and convening community development officials around common issues.

Terry FoeglerThe town and gown presenter will be Terry Foegler, President of Terry Foegler & Associates LLC. Terry is a public and private sector planning and development professional experienced in strategic planning, university and municipal planning and real estate, development policy formulation, public administration, complex mixed-use project implementation, public-private development partnerships, economic development, innovative development financing and neighborhood/urban revitalization. His former positions include Director of Strategic Initiatives/Special Projects for the City of Dublin, Associate Vice President, Physical Planning and Real Estate at the Ohio State University, City Manager of Dublin, Ohio, and President of Campus Partners for Community Urban Redevelopment at OSU.

Tedd HardestyTedd Hardesty, ASLA, will be speaking about placemaking strategies. Tedd is a Founding Partner of EDGE and brings over 24 years of experience as an urban designer and landscape architect to his project work. He specializes in the visioning and planning of a wide-range of environments including neighborhoods, campuses, open space systems, and downtowns.  He believes that the physical environment is the foundation for healthy living and that all places should be economically, socially, and environmentally successful.  His recent work includes planning and design projects for Downtown Columbus, Downtown Davenport (Iowa), and the Cleveland Metropark System.

Craig GossmanCraig Gossman, AIA, NCARB, will also weigh in on placemaking. Craig is the owner and principal of Gossman Group Planning & Design and a partner with Source3 Development. Craig has over 35 years of experience in urban design, planning, historic preservation and architecture. He has worked with a variety of clients nationally including city and county municipalities, retail and commercial center developers, and historic property owners. Craig employs a holistic approach to strategic planning by considering the balance between social and economic goals and their impact on physical design for long-term sustainability and timeless placemaking. He has developed strategic vision plans, urban revitalization plans and master plans for numerous communities and mixed-use projects.

Brad StraderTransportation will be covered by Brad Strader, PTP, AICP. Brad is an Institute of Transportation Engineers certified transportation planner.  He has over 25 years of experience in comprehensive planning, downtowns, parking, corridor planning, redevelopment projects, campus planning, and linking land use with transportation.   He has been project manager on over 50 projects in ten states, and the transportation advisor on a number of downtown circulations studies and 1-way v 2-way street evaluations.

SIEDC to host Downtown Summit

The Seneca Industrial and Economic Development Corporation (SIEDC) will hold its Downtown Summit on Wednesday, May 6, from 4:30-8:15 p.m. at Heidelberg University’s Great Hall. The event will begin with a meet and greet, followed by a project review and updates by SIEDC and the Planning Team. Distinguished speakers will also present on topics relevant to downtown Tiffin, followed by a panel discussion.

The topics covered will include town and gown, placemaking and transportation.

Tiffin’s downtown is anchored by two universities that play a dynamic role in the local economy. Town and Gown describes economic strategies for partnerships that foster local development as well as community relationships through college and city collaboration. Examples of how educational institutions have boosted downtown development will provide inspiration for Tiffin, The Education Community.

Placemaking is the driving concept behind current best practices in downtown planning. It is an approach based on connecting people to place by creating inviting, dynamic spaces. Great placemaking is the result of coordinated planning, urban design, visioning, implementation and management efforts that capitalize on a community’s assets, inspiration, and potential and market opportunities. Simply put, placemaking is creating environments that promote peoples’ health, happiness and well-being.

Complete transportation systems integrate parking, bike lanes, sidewalks, and traffic calming concept elements into roadways to create safe, vibrant corridors. Converting one-way streets into two-ways may also enhance pedestrian safety and revitalize downtown economic vitality by reducing traffic speeds and providing more direct access to destinations. Methods to enhance transportation systems will be discussed in the context of downtown Tiffin.
