TH Plastics to locate in Tiffin Spec Building

Building expansion to be completed by summer 2021

TIFFIN, OHIO – Nov. 9, 2020 – Today, TH Plastics, Inc., a custom plastic injection molding company that supplies to the appliance and automotive industries, has announced plans to locate a production plant at the Tiffin Spec Building, 680 Tyber Road, located in the Eagle Rock Business Park.

The facility will be expanded to 112,000 sq ft of manufacturing and warehouse space to support the appliance industry in Ohio. TH Plastics has two other facilities in the area, one in Findlay (2010) and one in Bowling Green (2013) that manufacture and assemble products for a variety of customers in the Midwest. Construction is scheduled to be completed in summer 2021 and production will begin shortly after. TH Plastics was founded in 1974 by Ted Haas in Mendon, Michigan, which is the site of the company’s headquarters and first manufacturing plant. 

Tiffin-Seneca Economic Partnership, the Regional Growth Partnership and JobsOhio worked closely with TH Plastics to secure the project, which will receive Roadwork Development (629) assistance from Development Services Agency and Ohio Department of Transportation Jobs & Commerce funds. Local incentives include the City of Tiffin’s New Jobs Program, property tax exemption through a pre-exiting Community Reinvestment Area and OhioMeansJobs-Seneca County is offering up to $330,000 in potential workforce development grants. These incentives are contingent upon approval of Tiffin City Council.

The spec building was constructed in 2018 by Clouse Construction in coordination with Tiffin-Seneca Economic Partnership, then Seneca Industrial and Economic Development Corp., on an 11.3-acre site that had been owned by the City of Tiffin. Previous speculative industrial building initiatives by SIEDC include the building that now houses MBDS, 981 Tyber Road, built in 2006, and the Quick Tab II facility, 241 Heritage Drive, built in 1994.

Seneca County ranks in Top 10 nationally for economic development

Site Selection Magazine March 2018Community earns third such ranking in five years

TIFFIN, OHIO – March 5, 2018 – The Seneca Industrial & Economic Development Corporation (SIEDC) announced today that Seneca County has again placed in the top ten nationally in Site Selection Magazine’s rankings for large, private economic development projects – placing tenth out of the 575 micropolitans in the US for the honor for the second year in a row. Site Selection has been annually ranking states and cities since 1978.

This is the sixth year in a row that the Tiffin-Seneca micropolitan area has ranked in the top 100 nationally and the fifth year for ranking in the top ten percent. Qualifying projects must involve a capital investment of at least $1 million, create at least 20 new jobs, or add at least 20,000 sq. ft. of new floor area. Six Seneca County projects qualified for Site Selection, including projects by American Fine Sinter, Treves, OCECO, Mennel Milling and an industrial speculative building in the Eagle Rock Business Park.

Tiffin Mayor Aaron Montz praised the announcement. “The momentum continues, and businesses keep expanding, locating and starting up in our community. We are proud of this ranking.” Fostoria Mayor Eric Keckler agreed, “Fostoria and Seneca County are demonstrating that we are a great place to do business.” Seneca County Commission President Mike Kerschner agreed: “We are establishing a track record of success that business finds attractive, and we look forward to more good things to come.”

This year, Ohio ranked as the number two state for development projects and the entire Northwest Ohio region posted strong numbers, with Findlay taking the number one micropolitan slot, Defiance tying with Seneca County for tenth, and Toledo ranking seventh in its division. “Northwest Ohio continues to be an economic development powerhouse,” said Dean Monske, President & CEO of the RGP Northwest Ohio in Toledo, the regional economic development organization for Northwest Ohio. “We congratulate the Toledo metro area, Findlay, Defiance and Tiffin on their national success.”

Plans for Tiffin spec building announced

TIFFIN, OHIO – December 19, 2017 – The Seneca Industrial and Economic Development Corp. (SIEDC) has announced plans for a speculative industrial building for the 11.3-acre site at the corner of Shawhan Ave. and Tyber Rd., in the Eagle Rock Business Park. Private investors have acquired the site and will be building the structure, which is to be 50,000 square feet, will be expandable to 200,000, and will include office space. The shell for the building should be up by the summer of next year.

Tiffin Mayor Aaron Montz says the building will allow Tiffin to be more open to new opportunities. “A spec building will give Tiffin a competitive edge when we are courting manufacturers seeking to locate or expand in our area,” he said. “Having the space available and customizable is attractive to a company looking to locate quickly and begin production.”

SIEDC Economic Development Committee Chair and owner of the previous spec building Denny Kerschner agreed. “When I was looking for a place to locate my business in 2007 Tiffin was an easy choice because of the available building. It is critical to have a building like this in order to compete for new projects,” he said.

The building that houses Tiffin Insulators was a speculative building built by SIEDC in 2006, and the Quick Tab II facility, located in the Airport Industrial Park, was also a spec building built by SIEDC in 1994.
